Last year, the national average for selling a house in February was 80 days. For many people, that’s too long.

Are you wondering, “Why is my house not selling quickly?” You’re not alone. Thankfully, there are a few things you can do to speed up the process.

Here are five reasons your house isn’t selling quickly, and what you can do to speed things up.  

1. It’s Too Unique

Is your house not selling because it’s too unique? With a unique property, you need to find a unique buyer. That can often take more time than expected.

If you have a unique home, you might need to change how your market the property. Make sure your marketing to the niche audience who would show interest in those unique features. Make sure the unusual attributes are painted in a positive light, as benefits.

2. The Price is Too High

Boosting your asking price can reduce the number of buyers you’ll attract. After all, homebuyers want to make sure they’re getting the best possible deal. If your home doesn’t offer distinguishable value, there’s no reason for them to pay so much.

Look at the comps in your neighborhood. Is your home listed far higher than others?

Are other homes in the same neighborhood selling, while you have a house sitting on the market?

If you’re not getting a lot of requests for showings, either, it’s likely you’re pricing too high. About 40% of sellers report dropping their asking price at least once. After two weeks, you might want to consider it.

3. Unappealing Staging

Asking yourself, “Can I sell my house quickly?” Yes, you can! It requires the right staging techniques, though.

Otherwise, improper staging could scare off potential buyers. 

People want to picture themselves in each living space. If they can’t imagine their belongings in that space, they’ll look elsewhere.

Make sure your home doesn’t look small or cluttered. Use proper lighting, too.

It’s not enough to stage your home properly. If it feels like selling a house is taking too long, look at your photos. Are the images crisp, high-quality, and eye-catching?

If not, people won’t want to look further.
